The Pinery Residences project information sets out a development that stacks vertically on one site. Pinery Mall occupies the first storey, the residential carpark takes the second with 474 lots and 148 bicycle lots, and the facilities deck opens on level 3. The 588 homes run from level 3 to level 14 on 49 stacks, which is where the total comes from: 49 stacks across 12 residential levels.

The facilities deck holds 42 numbered facilities in three named zones. The Family Oasis carries 17 of them, built around The Pinery House, the clubhouse containing two function rooms, a media lounge, a games lounge, a reading lounge, a private dining lounge and a changing room. The Play Cove carries nine, including a half basketball multi-purpose court, a kids’ playground and three of the four BBQ pavilions. The Vitality Sanctuary carries 16, including the gymnasium, a hydrotherapy pool and the 50m lap pool.

Five bodies of water are provided in all: the 50m lap pool, a 30m family pool, a hydrotherapy pool, a 300mm splash play pool and a kids’ pool, plus a jacuzzi cove. Refuse is handled by a centralised pneumatic system with chutes at every floor lobby, one general and one recycling.

The Commercial Component (Pinery Mall) belongs to the commercial side of the development rather than to the condominium, and comprises

• Retail and F&B: approximately 9,350 sqm across roughly 60 restaurant and retail units
• Supermarket: approximately 1,150 sqm

• Early Childhood Development Centre: approximately 650 sqm

The mall runs to approximately 11,300 sqm of gross floor area on a single-floor plan and is fully air-conditioned. Of that, 10,500 sqm is lettable retail, F&B and supermarket space.

The Pinery Residences floor plans cover 17 named layouts across 10 price bands, spanning two to five bedrooms. The smallest is a 58 sqm two-bedroom at 624 sqft; the largest is a 137 sqm five-bedroom luxury at 1,475 sqft. Four bands carry more than one layout, so two units sold under the same band name can differ in area, storage and kitchen provision.

Kitchen appliances are SMEG for cooking and Samsung for cold and laundry, with Hansgrohe mixers, Franke sinks, Duravit sanitary ware and Yale digital locksets. Every unit carries a smart home package of five items: a WiFi IP camera, a door bell, the digital lockset, smart air-conditioning control and a smart gas water heater. An oven is provided in every layout, and every master bedroom is sized for a king bed with two side tables.

Monthly maintenance charges run between $459 and $510, set by each unit’s share value. Seamless Connectivity
The development has its own 24-hour underground pedestrian link running from the first storey to Tampines West MRT Station on the Downtown Line, so the platform is reached under cover from the residential lobbies. Tampines interchange is one stop away and Changi Airport is five. The Pan Island Expressway is roughly three minutes by car. Full location highlights are set out separately.

Food and Amenities
Pinery Mall sits at the doorstep of the development, a fully air-conditioned retail floor with a supermarket, a food court and around 60 restaurant and retail units. A community plaza of approximately 1,300 sqm anchors the level 1 pedestrian route. Tampines Regional Centre and its three malls are one MRT stop away, and Changi Business Park is about nine minutes by car.

Education Institutes
St Hilda’s Primary School sits within one kilometre of the development, the distance band that matters most in Primary One registration, and two further primary schools fall inside the same radius. Temasek Polytechnic is about a ten-minute walk. An Early Childhood Development Centre of about 650 sqm is planned within Pinery Mall.

Green Space and Recreation
The neighbourhood park sits approximately 40 metres south, across Tampines Street 94, and is reserved open space. Bedok Reservoir Park is about a ten-minute walk. SAFRA Tampines is a near neighbour of the site, and it is a separate club’s premises rather than a facility of the development.

Infrastructure Improvements
Several projects are planned in the East region, without confirmed completion dates unless stated. Changi Airport Terminal 5 is under construction, alongside the wider Changi East Urban District. Paya Lebar Airbase is to be relocated and its land redeveloped, and Tampines Regional Centre is planned for redevelopment with an integrated transport hub. A 7.7km network of new cycling paths is planned to link Tampines, Simei and Pasir Ris, with a cycling bridge and an underpass. A future Eastern General Hospital campus sits two MRT stops away.

Where is Pinery Residences?
Pinery Residences is at 920 to 932 Bedok Reservoir Road, in District 18, which sits in the Outside Central Region within the Tampines planning area. Pinery Mall, the commercial component on the first storey, is separately addressed at 91 Tampines Street 94. The development occupies MK28 Lot 07850C, with the underground pedestrian link on the separate MK28 Lot 80013W.

Who is developing Pinery Residences?
Pinery Residences is developed by Hoi Hup Realty and Sunway MCL through two project companies, Hoi Hup Sunway Tampines Residential Pte. Ltd. and Hoi Hup Sunway Tampines Commercial Pte. Ltd. Both are named on Developer’s Licence C1543, issued on 23 February 2026, and both hold project account 451-312-536-9 with United Overseas Bank Limited. Hoi Hup Realty has developed in Singapore since 1983; Sunway MCL is the Singapore arm of Sunway Property and was renamed from MCL Land on 31 October 2025.

When will Pinery Residences be completed?
Vacant possession is expected on 9 October 2031, and legal completion on 9 October 2034. The development has yet to obtain its Temporary Occupation Permit, and both the residential and commercial components complete together. The 99-year lease runs from 7 January 2025.

How many units are there, and what sizes?
Pinery Residences has 588 residential units across 17 layouts, from 624 sqft to 1,475 sqft. By bedroom count that is 252 two-bedroom units, 204 three-bedroom, 120 four-bedroom and 12 five-bedroom. The units sit on 49 stacks, each running the 12 residential levels from level 3 to level 14.

Which MRT station is nearest, and how is it connected?
Tampines West MRT Station on the Downtown Line is joined to the development by its own underground pedestrian link from the first storey. Tampines interchange is one stop, Bedok Reservoir one, and Expo four. Changi Airport is five stops, with a change of train at Expo. Downtown is 14 stops on the Downtown Line with no change of train. By car, the Pan Island Expressway is about three minutes, the Tampines Expressway nine and the East Coast Parkway ten.

What is Pinery Mall, and which parts belong to the condominium?
Pinery Mall is the development’s commercial component and belongs to the commercial side, not to the condominium. The supermarket, food court, Early Childhood Development Centre, retail and F&B units and the 164 basement carpark lots are all the mall’s. The condominium’s own share is the level 3 facilities deck with its 42 facilities, the 474 carpark lots on the second storey and 148 bicycle lots. A further 300 or so bicycle lots are provided for MRT users and belong to neither.

How is the monthly maintenance charge calculated?
The monthly maintenance charge is each unit’s share value multiplied by $51. That $51 splits into $47 to the residential sub-management corporation and $4 to the main management corporation, a two-tier structure that exists because the residential and commercial strata share one site.

Which schools are near Pinery Residences?
St Hilda’s Primary School, Junyuan Primary School and Tampines Primary School all sit within one kilometre of the development. Temasek Polytechnic is about a ten-minute walk, the Singapore University of Technology and Design is three MRT stops away, and United World College South East Asia (East Campus) is about five minutes by car.

Where is the showflat?
The showflat is located at Tampines Central 7, which is not the development site. Viewing is by appointment, daily from 10am to 7pm, and the sales team will confirm the date, time and address when the appointment is booked.
