Pinery Residences Project Info

Pinery Residences is a 99-year leasehold mixed-use development at 920 to 932 Bedok Reservoir Road, in District 18 of the Tampines planning area. It is built by Hoi Hup Sunway Tampines Residential Pte. Ltd. and Hoi Hup Sunway Tampines Commercial Pte. Ltd., the two project companies of the joint venture between Hoi Hup Realty and Sunway MCL. The residential component holds 588 homes across six blocks of 14 storeys, above the Pinery Mall commercial podium, and the site covers 23,512 sqm, or 253,083 sqft, at a plot ratio of 2.63.

The 99-year lease runs from 7 January 2025. Construction uses PPVC, the prefabricated volumetric method that casts and fits out whole room modules in a factory before stacking them on site, which gives tighter dimensional tolerances, fewer load-bearing internal walls and a shorter, quieter build than conventional casting. Vacant possession is expected on 9 October 2031 and legal completion on 9 October 2034; the development has yet to obtain its Temporary Occupation Permit, and the residential and commercial components complete together. The Pinery Residences Buyer’s Guide works through the layouts, stacking and pricing mechanics in detail.

Pinery Residences sits directly above Tampines West MRT Station on the Downtown Line, joined to it by the development’s own underground pedestrian link from the first storey, so the platform is reached under cover from the residential lobbies. Its location in the Tampines planning area, within the Outside Central Region, puts Tampines Regional Centre and its malls close by and Bedok Reservoir Park within easy reach.

Pinery Mall: The Development’s Commercial Component

Pinery Mall is the development’s commercial component and belongs to the commercial side rather than to the condominium. It runs to approximately 11,300 sqm of gross floor area on a single air-conditioned retail floor, of which 10,500 sqm is lettable space for a supermarket, food court, restaurants and shops, alongside an Early Childhood Development Centre of about 650 sqm. Around 60 restaurant and retail units are planned, and a community plaza of roughly 1,300 sqm anchors the first-storey pedestrian route. The underground pedestrian link to Tampines West MRT Station runs from this level.

The distinction matters when reading what is whose. The supermarket, food court, Early Childhood Development Centre, restaurants, shops and the 164 basement carpark lots are all Pinery Mall’s. The condominium’s own share is the Level 3 facilities deck and its 42 numbered facilities, together with the 474 carpark lots and 148 bicycle lots on the second storey. A further 300 or so bicycle lots serve MRT users and belong to neither.

Pinery Residences Facilities

Pinery Residences provides 42 numbered facilities across three zones on the Level 3 facilities deck, above the second-storey carpark. The three zones are The Family Oasis, The Play Cove and The Vitality Sanctuary. A separate second-storey grouping covers arrival, the guard house and the management office, and the mechanical plant sits apart from all of these; neither is counted among the 42 recreational facilities.

The Family Oasis is the social heart of the deck, built around The Pinery House clubhouse. Indoors, the clubhouse holds two function rooms, a private dining lounge, a media lounge, a games lounge, a reading lounge and a changing room. Around it sit the family pool, a jacuzzi cove and pool deck, a splash play pool and a kids’ pool, a kids’ party room, cabana and lantern pavilions, an outdoor fitness area and a run of planted gardens.

The Play Cove is the active, family zone. It centres on a multi-purpose court, a children’s playground and a play lawn, with three barbecue pavilions, a discovery garden, a herb garden and a rest deck.

The Vitality Sanctuary is the wellness and lap-swimming zone. Its centrepiece is a 50m lap pool, roughly 50m by 10m and 1.2m deep, paired with a hydrotherapy pool. The zone also holds the gymnasium, a spa shower and changing room, a tower pavilion, a yoga corner and several themed gardens.

Pinery Residences Fittings, Smart Home and Sustainability

Every home at Pinery Residences is handed over fully fitted, with one brand set across all 17 layouts and the specification stepping up by unit size rather than switching brands. The floor finishes are common to every home: porcelain tile through the living, dining, kitchen and corridor areas, and vinyl in the bedrooms.

Kitchen: Smeg Cooking and Samsung Cold Storage

Kitchen appliances come from Smeg for cooking and Samsung for cold storage and laundry, in every layout. The hob steps up with the unit: two-burner induction in the two-bedroom types B1 to B4, three-burner induction in the C1 three-bedroom, and three-burner gas from type C2 upward, each under a matched Smeg hood and paired with a Smeg oven. The Samsung refrigerator runs 325 litres in the two-bedroom homes, 458 litres in the three-bedroom and 635 litres in the four- and five-bedroom, and a Samsung combi washer dryer is provided throughout, with a separate washer and dryer and a Smeg wine chiller in the D5 and E1 units. The sink is a Franke stainless-steel bowl, sized up by unit type, under a Hansgrohe kitchen mixer in chrome.

Bathrooms: Duravit Ware and Hansgrohe Fittings

Bathrooms are finished to one standard across all types. The sanitary ware is Duravit, paired with a Geberit concealed cistern and flush plate, and the taps and showers are Hansgrohe in chrome, with a rain shower reserved for the master bathroom. Accessories are by Inspirione, and walls and floors are laid in porcelain tile.

A Smart Home Run From a Single App

The smart home system ties the front door, the air-conditioning and the hot water to one app. A Fermax WiFi video door bell with an indoor chime lets residents see and speak to a caller from a phone, a Yale digital lockset handles keyless entry, the air-conditioning is controlled remotely, and a Macro smart gas water heater can be set from the same device. The features are managed together through a single smart-home app.

Sustainability: Solar, EV Charging and a Green Mark Platinum Target

Sustainability is designed in rather than certified after the fact. The development is targeting BCA Green Mark Platinum at the Super Low Energy tier, which is a design target and not a certification the completed project yet holds. Solar photovoltaic panels on the roof feed the common-area electrical load, the second-storey carpark includes five electric-vehicle charging lots, and the PPVC method cuts on-site construction waste. Water heating is by electric storage in the two-bedroom types and C1, and by gas from C2 upward.

Pinery Residences Unit Distribution Chart

Pinery Residences runs to 588 homes on 49 stacks, each rising the 12 residential levels from level 3 to level 14, across six blocks. The mix spans 17 named layouts in 10 size bands, from 624 sqft two-bedroom homes to a 1,475 sqft five-bedroom. By bedroom count that is 252 two-bedroom homes, 204 three-bedroom, 120 four-bedroom and 12 five-bedroom. The rarest formats sit in a single stack each, one of the 4 Bedroom Luxury + Study and one of the 5 Bedroom Luxury. Every stack’s level 3 home is a ground-level unit that opens onto the facilities deck, with a private enclosed space in place of a balcony, which is why the chart carries a distinct level 3 band; the homes on levels 4 to 14 have balconies instead.
