Pinery Residences stands at 920 to 932 Bedok Reservoir Road, in District 18, within the Tampines planning area. The feature that defines the address sits underneath it: the development runs its own 24-hour underground pedestrian link from the first storey to Tampines West MRT Station on the Downtown Line, so the platform is reached from the residential lobbies under cover and without crossing a road. Pinery Mall occupies that same first storey, putting a supermarket, a food court and an Early Childhood Development Centre an elevator ride below the homes. Tampines Regional Centre and its three malls are one stop away, Bedok Reservoir Park is roughly a ten-minute walk, and the Pan Island Expressway is about three minutes by car. Full development particulars are set out on the Pinery Residences project info page.

Getting Around: The Downtown Line Beneath the Development

Tampines West MRT Station sits at the end of the development’s own underground pedestrian link, which runs from the first storey and is open around the clock. Tampines interchange is one stop away, Bedok Reservoir is one stop in the other direction, and Bedok North is two. The Downtown Line then runs to Downtown station in the city centre in fourteen stops on one service, with no change of train along the way, which is the useful part for a daily commute into the central business district.

Changi Airport is five stops, and the fifth of them is on a different line. The Downtown Line ends four stops away at Expo, where passengers cross to the East-West Line branch that serves the airport. The count is right; the change of train is the part a stop count on its own does not show. That branch is being converted to the Thomson-East Coast Line, and when the extension to Changi Airport Terminal 5 opens in the mid-2030s the airport gains a direct rail connection to the city centre.

By road, the Pan Island Expressway is about three minutes away and the Tampines Expressway about nine. The East Coast Parkway is the third expressway serving this part of the island, which gives the development three separate road routes out rather than one.

Schools Inside the One Kilometre Band

Three primary schools sit within one kilometre of Pinery Residences: St Hilda’s Primary School, Junyuan Primary School and Tampines Primary School. One kilometre is the band that carries weight in Primary One registration, and priority there is measured as a straight-line distance from the home rather than as a walking or driving route, so the radius should be confirmed for a specific address using the Ministry of Education’s own school-finder tool rather than inferred from a walking time. St Hilda’s Primary School is about a ten-minute walk. Red Swastika School falls inside the two-kilometre band, roughly eighteen minutes on foot.

Past the primary years, Temasek Polytechnic is about a ten-minute walk and the Singapore University of Technology and Design is three stops down the Downtown Line. United World College South East Asia keeps its East Campus in Tampines. An Early Childhood Development Centre of about 650 sqm is planned inside Pinery Mall, which puts preschool on the first storey of the development itself.

Shopping, Dining and the Weekly Shop

Pinery Mall is directly below the homes and reached by lift rather than by road, an air-conditioned retail floor of approximately 11,300 sqm gross of which about 10,500 sqm is lettable space for a supermarket, a food court, restaurants and shops. It belongs to the development’s commercial component rather than to the condominium, and the full attribution of what is whose is set out on the project info page.

For a larger trip, Tampines Regional Centre is one stop away and holds three malls, Tampines Mall, Tampines 1 and Century Square. Tampines Round Market and Food Centre is about three minutes by car, Bedok 85 Market and Eastpoint Mall about five, and Bedok Mall about six. The big-format stores sit together roughly ten minutes out: IKEA Tampines, COURTS Megastore and Giant Hypermarket. Jewel Changi Airport is five stops away, on the journey described above with its change at Expo.

Parks, Water and Recreation

The nearest green space is directly across Tampines Street 94: a neighbourhood park approximately 40 metres from the closest block, held as reserved open space rather than as a development parcel. Bedok Reservoir Park is about a ten-minute walk. Tampines Eco Green is roughly six minutes by car.

Our Tampines Hub, the integrated community hub carrying a public library, a hawker centre and sports facilities, is about seventeen minutes on foot. Three country clubs lie within a short drive: Tanah Merah Country Club and Laguna National Golf and Country Club at roughly ten minutes each, and the National Service Resort and Country Club at about sixteen. SAFRA Tampines is a near neighbour of the site, and it is a separate club’s premises rather than a facility of the development.

Work: The Eastern Employment Corridor

Changi Business Park is about nine minutes by car, and is also reached by rail at Expo, four stops down the line, which puts the banking, technology and shared-services operations based there inside a straightforward daily commute. Tampines Regional Centre, one stop away, is the second employment node within easy reach and is itself slated for redevelopment. For households splitting their commutes between the east and the city, the Downtown Line runs from the station beneath the development into the central business district without a change of train.

The Eastern General Hospital Campus at Bedok North, two stops away, will add a further institutional employer when it opens.

What Is Planned Across the Eastern Region

Several projects are under way or planned across the eastern region. Exact locations and timing for the planned items rest with the relevant authorities, and only those carrying a stated target are dated here.

The Eastern General Hospital Campus is under construction at Bedok North, two stops down the Downtown Line, and is expected to open around 2029 to 2030 with about 1,400 acute and community hospital beds across the general hospital and the community hospital beside it. Changi Airport Terminal 5 broke ground in May 2025 and is scheduled for completion in the mid-2030s, served by a new interchange station on the Thomson-East Coast Line and the Cross Island Line, with the Changi East Urban District planned around it. The existing rail stretch from Tanah Merah through Expo to Changi Airport is being converted to the Thomson-East Coast Line as part of the same programme.

Closer to home, Tampines Regional Centre is planned for redevelopment with an integrated transport hub, and a cycling network of 7.7km of new paths is planned to link Tampines with Pasir Ris and Simei, with a cycling bridge over the Tampines Expressway and an underpass towards Simei. Paya Lebar Airbase is to be relocated and its land redeveloped as a new town. None of these three carries a confirmed completion date.

The collage at the top of this page also marks the Bayshore precinct, and it is worth being clear about where that one is. Bayshore is a new waterfront neighbourhood of roughly 10,000 to 12,500 homes planned beside East Coast Park, in the Bedok area, with its own Thomson-East Coast Line stations at Bayshore and Bedok South and a new SAFRA clubhouse connected to the latter. It is regional context for the eastern side of the island rather than a Tampines West amenity, and it is not within walking or one-stop reach of this development.
