Three of the seventeen layouts are built at the showflat, chosen to span the range: an entry study layout, a mid range three bedroom and the top of the four bedroom line.

2 Bedroom Premium + Study (Type B4, 700 sqft): two bedrooms served by a master bath and a common bath, an enclosed study and a store at the entrance, laid out with the bedrooms at opposite ends of the home and no internal corridor between them; open kitchen with a two burner Smeg induction hob, a 325 litre Samsung refrigerator, a Franke stainless steel sink and a Hansgrohe mixer in chrome.
3 Bedroom Premium + Study (Type C7, 1,055 sqft): three bedrooms with a master bath and a common bath, a study set against the master that closes off as a nursery or opens into the master as a walk-in wardrobe, and an in unit household shelter in place of the store; enclosed kitchen with a three burner Smeg gas hob and a 458 litre Samsung refrigerator, Duravit ware and a Geberit concealed cistern in the bathrooms.
4 Bedroom Luxury + Study (Type D5, 1,389 sqft): four bedrooms and three full bathrooms including an ensuite junior master, plus a separate WC, an open study at the living room, a walk-in wardrobe off the master and an in unit household shelter; split wet and dry kitchen with a three burner Smeg gas hob, a 635 litre Samsung refrigerator, a wine chiller and a separate washer and dryer in place of the combined unit fitted elsewhere.

What to Expect at the Pinery Residences Showflat

The project, walked through rather than read. Our representative takes you through the Pinery Residences project info, the 42 facilities across the three landscape zones, and the location highlights around Tampines West, using the site plan on the table rather than a page on a screen.

Unit types compared side by side. Seventeen layouts across ten bands is more than anyone chooses from cold. Bring a bedroom count and a budget and the set narrows quickly, and the floor plans for the shortlisted types come out together so the differences sit next to each other.

The numbers for a specific unit. Indicative loan quantum, the current developer price list, and the monthly instalment that follows from both. Which stack, and which floor. This is the question the showflat cannot answer by itself, because the sales gallery is not on the development site. What answers it is the stacking chart and the site plan, both of which are on the table at the appointment, and the four aspects set out in the Pinery Residences Buyer’s Guide. Arrive with a unit number, or with the two or three you are weighing against each other, and that is where the conversation starts.

What only the visit gives you. Room proportions at full size, the Smeg, Hansgrohe, Franke and Duravit fittings under your hand rather than in a photograph, the porcelain to vinyl change at the bedroom door, and ceiling height. Height is the one worth planning the visit around, because the living and dining ceiling is 2.8 metres in the two smaller show units and 2.9 metres in D5, and one hundred millimetres is a difference you feel standing up and cannot read off a page.

Why the choice here is not a formality. The specification steps partway up the range rather than tracking bedroom count: the kitchen is open with an induction hob through B1 to C1, and enclosed with a piped gas hob from C2 upward, so two homes of similar size can cook differently. Pinery Residences is also built using PPVC, with the modules manufactured off site and installed, which is what sets the ceiling dimensions the show units are built to. Both are easier to judge standing in the rooms than from a schedule.
