Pinery Residences Virtual Tour
360° View Of The Pinery Residences Showflat Units
Five tours are on this page: the showflat gallery, an aerial view of the surroundings flown at two floor levels, and each of the three show units that are built, the 2 Bedroom Premium + Study, the 3 Bedroom Premium + Study and the 4 Bedroom Luxury + Study. Each one opens in a new window and turns through a full 360 degrees from where it stands.
The tours are worth more to a reader who knows what to look at. The kitchens carry a Smeg hob, hood and oven with a Samsung refrigerator, a Franke stainless steel sink and a Hansgrohe mixer in chrome. The bathrooms are fitted with Duravit ware, a Geberit concealed cistern and flush plate, Hansgrohe taps and showers in chrome with a rain shower over the master bath, and Inspirione accessories. Underfoot, porcelain tile runs through the living, dining, kitchen and bathroom areas and vinyl runs through the bedrooms, which is a change of material you can see at the bedroom door in any of the three unit tours. At the entrance, the Fermax video door bell and the Yale digital lockset are the two fittings most people walk straight past.
Click around to explore the spaces. Every layout in the development, including the fourteen with no tour, is drawn on the floor plan page, and the same three units can be walked in person at the Pinery Residences showflat.
Showflat Gallery and Aerial View
The gallery tour is the showflat itself, the space the three unit mock-ups sit inside.
The aerial tour is the more unusual of the two and it is worth knowing what it is before you open it. It is drone footage of the surroundings shot at the height of the sixth and the eleventh floor of each block, with the Pinery Residences site plan laid over the view so you can see which block and which stack you are looking out from. That makes it the one thing here that gives a rough sense of what a given stack faces, which no floor plan can show.
Two limits belong alongside that. It samples two heights out of the twelve residential floors, levels 3 to 14, so a third storey home and a fourteenth storey home both sit outside what it covers. And it records the surroundings as they stood on the day it was flown, while the development is not due for completion until 9 October 2031, so what stands in a given direction is a starting point rather than a settled answer.
The Three Show Unit Tours
Type B4, the 2 Bedroom Premium + Study. B4 is the only layout in the 2 Bedroom Premium + Study band, 700 sqft, and it runs across six stacks in Blocks 930 and 932 for 72 homes in total. It takes the dumbbell arrangement used through most of the two bedroom types, with the two bedrooms at opposite ends of the home and no internal corridor between them, and it is the one two bedroom layout that encloses its study as a room with a door. The kitchen is open to the living area and the hob is a two burner induction. At the entrance there is a store rather than a household shelter.
Type C7, the 3 Bedroom Premium + Study. C7 is the only layout in the 3 Bedroom Premium + Study band, 1,055 sqft, and at 60 homes across five stacks in Blocks 924, 926, 928, 930 and 932 it is the most widely distributed of the larger layouts. Its study sits against the master bedroom rather than off the living area, and it is drawn to be closed off as a nursery or absorbed into the master as a walk-in wardrobe. It is also the only unit type in the development whose study is finished in vinyl rather than porcelain tile, matching the bedrooms, so the study floor in this tour is not the study floor in the other two. The kitchen is enclosed and runs on a three burner gas hob, and the store found in the smaller homes is replaced here by an in unit household shelter.
Type D5, the 4 Bedroom Luxury + Study. D5 is the only layout in the 4 Bedroom Luxury + Study band, 1,389 sqft, and it exists on one stack of Block 926, 12 homes in the whole development. It is the most fully specified of the four bedroom homes: three full bathrooms including an ensuite junior master, a separate WC, a walk-in wardrobe off the master, an open study at the living room, and a split wet and dry kitchen carrying a wine chiller and a separate washer and dryer in place of the combined unit fitted everywhere else. It carries an in unit household shelter.
What the tours do not cover. Three of the seventeen layouts are built as show units, so fourteen are not, and seven of the ten bands have no tour at all: the 2 Bedroom, the 3 Bedroom, the 3 Bedroom Deluxe, the 3 Bedroom Premium, the 4 Bedroom, the 4 Bedroom Premium + Study and the 5 Bedroom Luxury. Two consequences are worth stating plainly rather than leaving to be noticed. All three tours are study layouts, so none of the plain bedroom plans is represented anywhere on this page. And E1, the 5 Bedroom Luxury at 1,475 sqft and the largest home in the development, is not among them.
The specification you can see changing between the tours. The three show units are not a size sequence of one specification. Move from B4 to C7 and the kitchen closes off and the hob changes from two burner induction to three burner gas, a switch that happens at C2 and holds for every type above it. The store at the B4 entrance becomes an in unit household shelter in C7 and D5. The study is drawn three different ways across the three tours, enclosed in B4, against the master in C7, open to the living room in D5. And the living and dining ceiling steps from 2.8 metres in B4 and C7 to 2.9 metres in D5, because the four and five bedroom types are built to the taller dimension. That last one is easier to feel standing in the room than to read here.
The fourteen layouts with no tour are drawn in full, band by band, on the floor plan page. Which way a particular stack faces is a question for the sales team; the Pinery Residences Buyer’s Guide sets out the four broad aspects the development is arranged into and what each of them looks out on.
See the Show Units in Person
A 360 tour is good at layout and fittings and poor at three things a screen flattens: how big a room actually is, how a material behaves under your hand, and how high the ceiling sits above you. The last of those is worth the trip on its own if you are weighing D5 against the two smaller show units, because 2.9 metres against 2.8 is a difference of one hundred millimetres that no photograph carries. The Pinery Residences showflat is at Tampines Central 7, open daily from 10am to 7pm by appointment, and it is not at the development site.
The aerial tour gets closer to the view question than most launch sites manage, and it still stops short of answering it: two heights out of twelve floors, a rough read rather than a measured one, and a picture of the surroundings on one particular day. Which stack, on which floor, and what changes between the sixth and the fourteenth is a conversation to have with a plan on the table. The stacking chart and the site plan are both at the appointment, and the four aspects are set out in the Pinery Residences Buyer’s Guide. Arrive with a unit number, or with the two or three you are weighing against each other, and that is where it starts.
